When it comes to hot markets, the "property-for-sale" market in Gaborone is very hot. Finding a house to buy can be a challenge in Botswana’s capital city. Housing demand is very high, causing an ongoing rise in house price. In response, several attractive suburbs have sprung up; Tsholofelo East, Tlokweng, Gaborone North and Mogoditshane Blocks, providing attractive houses for sale to both first time and seasoned buyers. There are several channels one can take to own a house in Gaborone, buying an undeveloped plot or buying a complete house. The mentioned suburbs have plenty of options to choose from.

As it is with every hot market, scammers are always lurking. Take your time and don't be rushed into anything, buying a house is probably the single biggest transaction most of us will ever make.

Gaborone's hot neighbourhoods

Tsholofelo East

One of Gaborone's newest neighborhoods. Everything looks new in this neighborhood, from the roads to the houses. There are more houses currently being built in Tsholofelo East than any other suburb in Botswana. Most of them built to be sold. It is a beautiful suburb, well planned and for sure, it will look even better once most structures are complete. Empty plots are expensive, ~1000 pula per square meter. Access to public transport is not good. On the plus, it’s close to Airport junction - for those who enjoy having a shopping center close by.

Tlokweng

When it comes to affordability, Tlokweng beats most Gaborone suburbs. A suburb in transition from a village setting, there are plenty of plots and houses for sale. Plot sizes are big and prices per square meter ~P350, its an ideal place to buy a house. Quite suitable for first time buyers and young couples. Commute time is slightly higher as it is on the outskirts. Holla Posh!

Gaborone North

G-North is a bit of a distance from Gaborone ~10km. It’s a suburb still under heavy development mostly from private individuals. The government seems to take its time to take the developments there, no proper water supply and all roads in Gaborone north are NOT tarred. It is still a relatively affordable place to buy a plot or house. Mind the commute though, traffic along the A1 stretch can be bad.

Mogoditshane Blocks

The Mogoditshane blocks are the suburbs surrounding Mogodistshane created to cater for the ever expanding Gaborone. Currently the Mogoditshane Blocks count from 1 to 9 and they cover a vast area that still needs to be developed. There are a lot of plots for sale in the Blocks and affordable too. The road network is still under development and its worth noting that these areas are hardly hit by water rationing scheme due to shortage of water in Gaborone.
